Do I need orders in hand to start?
No. Send the report date you expect and the plan is built to it. If the orders change, the dates move and the order of the steps does not.
What areas do you cover?
All six neighborhoods around Fort Ardent, on both sides of the river, and anything within a reasonable drive of the three gates.
Is a first purchase on orders realistic?
Yes, and it is common here. You get the full monthly payment before you tour, the trade-offs in plain language, and the next set of orders built into the math.
Can I buy a house I have never walked through?
Yes. Most of my buyers do. You get a live video walk you control, every closet and faucet, and the street in both directions at 5pm. The sight-unseen guide carries the checklist.
How does the allowance math work?
Enter your monthly housing allowance and the calculator shows the home price whose full payment, taxes and insurance included, equals it. Every listing shows the monthly difference. Estimates only; your lender confirms the terms.
How fast do you respond?
Same day. Send the report date and the six stages come back dated, from a person, not a sequence.
