Buying a house you have never walked through

Buying from another time zone is normal for a transferring family. Doing it without a checklist is where it goes wrong.

Buying a house you have never walked through

The guide

A fixed report date and a house-hunting trip that might be ten days if you get one at all means a lot of families buy a home they have never stood in. That is not reckless. It is the move. Here is how to do it well.

What photos are built to hide. Listing photos are marketing. A wide lens makes a ten-foot room look like fourteen. The photographer shoots away from the neighbor's project, the busy road, the power lines. Bright midday light hides water stains. Your job is to un-curate it.

Get a live video walk, not a recorded one. A recorded tour is the same curation problem as the photos. Insist your agent walk the house on a live call with you driving. Open that closet. Point the camera at the ceiling corner. Turn on every faucet. Walk to the window and show me what is across the street.

Make them show you the boring parts. The furnace and its date sticker. The water heater. The electrical panel. Under the sinks. The attic if it opens. The seams where the roof meets the walls. These are the expensive systems and they never make the photos because they do not sell a feeling.

Have the street driven. Both directions, slowly, at the hour you would come home. You are checking for the things that change how you live there.

The commute is part of the house. Get the real drive from that exact address to your gate at your real hours. If you cannot drive it, have your agent drive it and time it.

Keep the inspection. There is a temptation in a competitive market to waive it to look strong. For a buyer who has not seen the house, that is the wrong trade. The inspection is your eyes. Hire the inspector yourself, ask for a narrated video of the whole walk, read the full report and not just the summary, and focus your requests on roof, foundation, systems, and water. Let the cosmetic items go.

The paper trail. The seller's disclosure, read closely. The survey, so you know where the lot ends. HOA documents and reserve health if there is one. Which water district serves the address.

Build the ground team early. The single biggest predictor of a sight-unseen purchase going well is having people you trust standing where you cannot: an agent who will tell you the ugly parts on a live call, an inspector who works for you, a lender who has you underwritten before you shop. Set that team before you are house hunting, not during.
