Gate first, then neighborhood
Your commute is not the distance on the map. It is the distance plus the gate line plus the direction traffic moves at five o'clock.

The guide
Most relocation guides sort neighborhoods by school rating or median price. Useful, and it skips the thing that shapes your actual day: which gate you drive through and what that gate is doing at the hour you need it.
Know your gates. Fort Ardent has three. The North Gate runs around the clock and serves the river side of town; if you live north, it is yours. The Ridge Gate runs early morning to late evening and serves the southwest, the older core and the ridge subdivisions; a late shift means the long way around. The Harbor Gate carries commercial and delivery traffic and peaks early; plan around it, not through it. Gates and hours change. Confirm against current post information before you commit to a neighborhood because of one.
Direction matters more than mileage. A neighborhood that is twelve minutes from the gate at nine in the morning can be thirty at a quarter to five if you are driving against the grain. Before you fall for a listing, pull the drive from that exact address to your gate at the exact time you would leave and the exact time you would come home. Do it twice. The map's off-peak estimate is a fiction for a commuter.
Weather is part of the commute. If you are arriving from a warm climate, understand that a Corvane winter changes the morning. The drive that is easy in July is a different drive in January with a gate line that is not moving. Closer neighborhoods are not just a time saving; they are a smaller weather exposure.
How to use this. One, confirm your gate and its real hours. Two, set your price ceiling from your allowance, not from the approval letter. Three, drive the commute at your real hours, both directions, before you love a house. Four, then, and only then, weigh schools, yard, and the kitchen you actually wanted.
Distance is the number everyone leads with. Gate, direction, and weather are the numbers you live with.
