VA loan basics, in plain language

The guide

This guide is general. It is not a rate quote, not an eligibility determination, and not a promise. Every specific belongs to your lender and the official resources. What follows is the shape of the thing, so the conversation with your lender starts from the right place.

What it generally is. A home loan guaranteed by the government for eligible service members, veterans, and some surviving spouses. In practice that guarantee is what lets many buyers purchase with no down payment and without monthly mortgage insurance. Eligibility, loan limits, and terms are set by the program and your lender; confirm yours.

The funding fee. Many VA purchases carry a one-time funding fee. It is commonly financed into the loan rather than paid at closing. It is waived for some buyers, including many with a service-connected disability rating. Whether it applies to you and at what rate is a lender question.

The appraisal. The program's appraisal includes a basic property-condition review: working systems, a sound roof, no active hazards. On a well-kept home it is routine. On a home with a hidden problem it can surface repairs, which for a buyer purchasing from another time zone is a safety net, not a hurdle.

The myth. Some sellers and agents still believe these loans are slow or fragile. The best answer is a short, factual sheet that travels with your offer and explains how the financing works, what the appraisal checks, and who pays which fee. It answers the objection before it is raised. Ask your agent for one.

Reusable. The benefit is not a one-time thing for most people. If you have used it before, your lender can explain your remaining eligibility and whether a second purchase is possible.

Assumable. Many of these loans can be taken over by a qualified buyer at the existing rate, which can make a home easier to sell later. There are conditions, including what happens to your own eligibility. Your lender explains them.

Questions to bring to your lender: Am I eligible, and what is my remaining entitlement? Does the funding fee apply to me? What is the full monthly payment at this price, including taxes and insurance? What is the timeline from contract to close, realistically? Can I close by power of attorney if I am not here yet?
